Honestly

When a tankless unit is worth it — and when it is not

We install a lot of these, and we talk a fair number of people out of them. Both of those are the same job done properly.

Worth it

The case is strong in these houses.

  • You are staying ten years or more. That is where the running-cost saving overtakes the install premium
  • You run out of hot water now. A tankless unit cannot run out — it can only run slower than its rated flow
  • Space is tight. Getting a floor tank out of a small Portland basement or a closet is a real gain
  • You already have adequate gas supply. No line upsize turns the strongest objection into a non-issue

Probably not

In these cases a good tank is the better buy.

  • You are selling within a few years. You pay the premium and the next owner gets the saving
  • The gas line needs a major upsize. Sometimes that alone adds four figures, and it changes the maths
  • Two or three simultaneous showers in a large household — a single unit has a flow ceiling a tank does not
  • All-electric home. Electric tankless is rarely the right answer here; a heat pump almost always is
What the install involves

Four things decide the price of a tankless conversion

The unit itself is the predictable part. Everything below is where two quotes for the same house end up thousands apart — and where the cheap one usually turns out to have assumed the best case.

Gas line capacity

The existing line has to deliver the unit's full input at the far end of the run. Where it cannot, it gets upsized — and that is measured, not guessed.

Venting

Condensing units vent through sealed PVC or stainless with their own clearance rules. It is rarely possible to reuse the old tank's flue.

Condensate

A condensing unit produces acidic condensate that needs a neutraliser and a proper drain route. Skipping it eats the drain line.

Isolation valves

A pair of service valves so the unit can be descaled without cutting into the pipework. We fit them on every install; plenty of installers charge extra or omit them.

Questions

Tankless Water Heater Installation in Portland, OR — straight answers

How much is a tankless water heater installed in Portland?

$1,800–$3,800 installed, depending on the unit and on what the gas line and venting need. Energy Trust of Oregon pays up to $400 back on a qualifying gas unit, and we file that for you.

Will a tankless unit save me money?

On running cost, yes — typically 20–30% less gas than a tank, because you are not reheating 50 gallons overnight. On total cost it depends how long you stay: the payback is usually eight to twelve years, which is fine if you are staying and poor if you are not. We will say so.

Do I need a bigger gas line?

Often. A condensing tankless unit can want 150,000–199,000 BTU where the tank it replaces wanted 40,000. If the existing line cannot deliver that, it has to be upsized, and that is a real cost rather than an upsell. It is also the main reason a phone quote for a tankless conversion is worthless.

Does Portland water cause scaling in a tankless unit?

Less than most places. Bureau water is soft, which is genuinely good news for a heat exchanger. We still recommend a descale every two to three years, and we fit isolation valves on every install so it can be done without cutting pipe.

How long do they last?

Twenty years and up with the descale done, against eight to twelve for a tank. That longevity is a real part of the case for one — over a twenty-year window you are comparing one tankless unit against two tanks.
