Emergency Water Heater Repair in Portland, OR

A tank that fails at 11pm does not wait for business hours, and neither do we. The line is answered around the clock by someone who works on water heaters — and the flat rate at midnight is the flat rate at midday.

  • No after-hours surcharge, ever

Do these four things before we arrive

They take about three minutes and they are the difference between a wet floor and a claim.

  1. Shut the water off at the tank. There is a valve on the cold inlet pipe at the top — turn it clockwise until it stops. If it is seized, use the main shut-off for the house rather than forcing it.
  2. Turn the heat off. Gas: rotate the control dial to OFF, not pilot. Electric: switch the breaker off at the panel. A tank that keeps firing while it empties will wreck its own elements and can be genuinely dangerous.
  3. If you smell gas, leave first. Do not touch switches, do not use the phone indoors. Get outside, call NW Natural from there, then call us.
  4. Photograph it before you clean up. The pooled water, the tank, and the ceiling below if it sits above finished space. That evidence cannot be recreated once the floor is dry.
Is it actually an emergency?

Call now, or book it in

Knowing which one you have saves you a night of worry — and since we do not charge extra after hours, there is no advantage in guessing wrong either way.

Call now

Water, gas, or a tank that is no longer safe.

  • Water coming from the tank body itself. The liner has failed and it will not stop
  • A smell of gas. Outside first, utility second, us third
  • The T&P valve is discharging. A pressure or temperature fault relieving itself
  • Scalding water at the tap. A failed thermostat can push a tank well past 140°F

Morning is fine

Real problems, but not tonight's problems.

  • No hot water, tank dry. Annoying, not dangerous. Shut the breaker or the gas off and call at 7am
  • Running out faster than usual. Sediment or one failed element
  • Rumbling or popping. Sediment boiling under the burner
  • A small drip from a fitting. Put a bucket under it and call in the morning

Questions

Emergency Water Heater Repair in Portland, OR — straight answers

Is there an after-hours surcharge?

No. The flat rate at 2am is the flat rate at 2pm. We took the view that charging double when someone is standing in a flooding basement is not a business we want to be in.

What counts as an emergency?

Water coming from the tank body, a smell of gas, the T&P valve discharging, or scalding water at the tap. Those four are call-now. Running out of hot water sooner than usual, a rumbling noise, or rusty water are all real problems that will safely keep until morning — and booking them in normal hours is the same price anyway.

What should I do before you get there?

Shut the cold inlet valve on top of the tank. Turn a gas unit's control dial to OFF, or switch off the breaker on an electric one. Get anything that matters off the floor, and photograph the water before you mop it up in case it becomes a claim.

Can you replace a water heater at night?

Yes, if the tank has failed and you need hot water back. If we can safely make it stable instead and do a full replacement in daylight, we will usually suggest that — the work is better and the price is identical.

Water heater failing right now?

The line is answered 24 hours a day by someone who works on water heaters — and there is no surcharge for calling at 3am.
